Stamp duty affects your real deposit

Transfer duty cannot normally be added to the home loan. It needs to be paid at settlement, so it affects how much cash you need above your deposit, legal fees, inspections and moving costs.

How much is stamp duty in WA for first home buyers?

Under the current law (in force since 21 March 2025), eligible WA first home buyers pay no transfer duty on a home at or under $500,000, with a concessional rate up to $700,000 in Metropolitan or Peel and $750,000 in regional WA. For vacant land the duty-free threshold is $350,000, concessional to $450,000. On 7 May 2026 the WA Government announced higher thresholds ($600,000 duty free for homes, concessional to $800,000) with an estimated commencement of 28 July 2026, pending legislation. Can I add stamp duty to my home loan in WA?

Not normally. Transfer duty has to be paid at settlement from your own funds, on top of your deposit, legal fees and other costs. This is the piece that catches buyers who have saved exactly enough for the deposit alone: the duty bill decides how much cash you really need on settlement day. Is stamp duty the same as transfer duty in WA?

When do the 2026 first home buyer stamp duty changes start in WA?

The increased thresholds were announced by the WA Government on 7 May 2026 as part of the 2026-27 State Budget, applying to eligible transactions entered into on or after that date. RevenueWA has advised the changes cannot be implemented until legislation passes and its systems are updated, with an estimated commencement of 28 July 2026. Eligible transactions signed before commencement are assessed under the previous rates first, then reassessed and refunded.
