Buyer guide
Businesses for Sale in Perth
Where Perth businesses are actually listed, how buyers find the ones that never get advertised, and how to tell from the numbers whether a listing is worth your time and whether you can fund it.
- Founded by two former bankers
- Commercial and business finance specialists
- Perth based
- MFAA member
The quick answer, up front
Most businesses for sale in Perth are listed on SEEK Business, Bsale, Business2Sell, BusinessesForSale.com, commercialrealestate.com.au, REIWA's business listings and Gumtree, and on WA business brokers' own websites. Many of the better ones sell off market, so register with 2 or 3 licensed brokers in your target industry and tell your accountant what you are looking for.
Before you enquire on anything, know what you can fund. As a guide, lenders fund business purchases against a deposit of 20% to 50% of the price, so your cash and equity set your real price range, not the listings.
Where Perth listings actually sit
Where to look and what you will find
| National marketplaces | SEEK Business, Bsale, Business2Sell, BusinessesForSale.com and commercialrealestate.com.au. The widest spread of Perth and regional WA listings, filterable by industry, price and region. |
| REIWA and Gumtree | REIWA carries WA business listings from agents, and Gumtree also carries private listings from owners selling without a broker. |
| Broker websites | WA business brokers list their own stock and keep buyer lists. Being on those lists is how you hear about a business before it is advertised. |
| Off market | Accountants, industry associations, suppliers and a direct approach to an owner near retirement. A sale to an existing manager is a management buyout, covered on our acquisition finance page. |
For a sense of pricing, the average advertised asking price for an Australian business was $658,623 in December 2025, and businesses marked sold in that quarter averaged about $487,000 in advertised price (Bsale Australia Business Sales Market Report, Q4 2025; advertised figures, not settled prices).
How to read a listing in 5 minutes
Most listings lead with the asking price and the turnover. Neither tells you much on its own. Look for these instead, and ask for them if they are missing:
- Adjusted earnings. The profit after a fair wage for whoever runs it. If the listing quotes earnings before the owner's wage, deduct one yourself.
- What the price includes. Plant and equipment, vehicles, stock at valuation or on top, and the fit out. Lenders treat these very differently from goodwill.
- The lease. How many years remain, the options, and the rent as a share of turnover. A short lease is a risk to the earnings you are paying for.
- Owner dependence. Whether customers, suppliers and staff relate to the business or to the owner. The more it depends on the owner, the lower the multiple should be.
- Vendor finance. Whether the seller will carry part of the price. It can close a funding gap, and it tells you how much the seller backs the earnings.
Put the asking price and the earnings into our business valuation calculator to see the multiple you are being asked to pay and whether the earnings can carry the borrowing.
Know what you can fund before you enquire
Brokers take buyers more seriously when they know the buyer can complete. Our free business purchase readiness check walks through the questions a lender will ask about you and the deal, and the business acquisition calculator maps the deposit, duty, working capital and funding gap on a real listing. The full process, from shortlist to settlement, is in our guide to buying a business in Perth, and WA's transfer duty on goodwill is explained in the WA business acquisition guide.
Regional WA
Listings in Bunbury, Mandurah, Busselton, Albany, Geraldton, Kalgoorlie and the rest of regional WA appear on the same marketplaces. The lending assessment is the same as in Perth: the earnings, the security and your ability to run the business. We fund purchases across WA.
Why buyers put us in the deal
Bankers first, brokers second. Rockwall was founded by two former commercial bankers, and we structure a business purchase the way the person approving it will read it.
We are not a business broker. We do not list or sell businesses, so we have no listing to push. We help you work out what is fundable and get it funded.
Licensed and accountable. We are MFAA members and Credit Representatives (579184, 579182 and 580433) of Finsure Finance & Insurance Pty Ltd.
Frequently asked questions
Where can I find businesses for sale in Perth?
Most Perth businesses for sale are listed on the national marketplaces, SEEK Business, Bsale, Business2Sell, BusinessesForSale.com and commercialrealestate.com.au, on REIWA's business listings and Gumtree, and on WA business brokers' own websites. Many of the better businesses are sold off market, through brokers' buyer lists, accountants, industry contacts or a direct approach to an owner. Register with 2 or 3 licensed brokers in your target industry so you hear about those early.
How do I know if a business for sale is worth the asking price?
Compare the price to the adjusted earnings, not the turnover. Ask for 3 years of profit and loss statements, tax returns and BAS, check what the owner has added back and whether a fair manager's wage has been deducted, and see what the price includes in plant, stock and the lease. Then test the price as a multiple of those earnings. Our business valuation calculator does that arithmetic and shows whether the earnings can carry the borrowing.
How much deposit do I need to buy a business in Perth?
As a guide, lenders fund business purchases against a deposit of 20% to 50% of the price. Where you land in that band depends on how much of the price is goodwill, how strong and transferable the earnings are, your experience in the industry and what security you can offer. Vendor finance from the seller can reduce how much the bank needs to lend.
Can I buy a business in regional WA with a loan?
Yes. The same lenders fund regional purchases, and the assessment is the same: whether the business earns enough to service the debt, what security is available and your ability to run it. Regional listings in places such as Bunbury, Mandurah, Busselton, Albany, Geraldton and Kalgoorlie appear on the same marketplaces, filtered by region.
